# Summary The entity faces consistent criticism from both commercial and residential tenants regarding poor maintenance, inadequate facilities, and unresponsive management. Customers report issues including lack of basic infrastructure, neglected property repairs, aggressive rent increases without corresponding service improvements, and a focus on enforcement over tenant welfare.

This place is a mess. It's on a dirt road in the middle of the woods. A three stall garage. No staff. No electricity. No running water . The men that unloaded my truck happened to stop by to pick up supplies. They had no idea there was a delivery let alone a full semi trailer full of supplies. The gentleman were extremely nice and worked very hard to remove everything off the trailer using a pallet jack and high-low. That took them 7 hours to complete.

Moral bankrupt investors exploiting markets to scalp existing tenants into homelessness for the sake of excess profit! Increasing rents at renewals $750+ per months while providing ZERO additional services or alterations to units/ community. Their board and leadership is void of any ethics or morals and anyone should avoid renting with any property owned by them!

If I could give it no stars, I would. This property management firm is not concerned with customer service or delivering value for the tenants and their employees. They prioritize parking patrol of tenants rather than focusing on building maintenance, security and safety of the property. A few prime examples: - We had a glass entry door to the suite shatter from an intruder, it's been boarded up with ply wood for weeks. - Broken fixtures and toilets for months - Trespassers that leave beer bottles in the bushes by the front of the building - "We know these are all tenants that park here, we're going to tow them one my one..."

After the lift of Rent Increases in February 2022, Sunroad Enterprises/Avenue5Apartments has joined the Corporate bandwagon to price tenants out of the rental market….At Ariva and Vive, they are increasing rents at an exhorbitant rate, 30% in most cases, while quality of amenities fall by the wayside….what are we paying more for….outdated appliances, poorly working ovens, washer/dryers, worn out and faded counters, numerous days of water being shut off, elevators not working, pool/jacuzzi out of order, excessive street noise, motorcycles, filthy stairwells, cars/bikes getting stolen from unsafe parking garages….. Please play fair, rethink your approach, this is not a game….your tenants, some who have been here for years, some new like myself, are being forced out because of your greed….we are not receiving the “high end” “luxury” apartment homes you are touting

Worst Property Owners in the commercial real estate business. They hire the worst management teams like Avenue5. Incompetent employees abound.
